In our capacity as Construction Manager for a Project, we represent and serve as the Owner’s Agent/ Representative from essentially inception to completion of the project. As part of our responsibilities we perform and are directly responsible for all Project Administration and Oversight, including, but not necessarily limited to: Determining Bid Categories; Advertising the Project for Bid; Conducting Pre-Bid Conferences; Receiving and Approving All Bids in conjunction with the Owner; Procuring All Material and Labor, including Subcontracts for Material and Labor for All Project Components/ Facets; Obtaining and Maintaining Workers Compensation and General Liability Certificates of Insurance for Subcontractors; Directly Supervising the Performance of all Subcontracts and Labor; Ensuring Compliance with Plans and Specifications; Scheduling Requisite Inspections by Governing Authorities; and Staging, Storing and Securing All Materials and Supplies for the Project.
Furthermore, as part of our Project Management Responsibilities, we are directly responsible for managing, assisting and enabling effective and timely communication between the Owner’s Agent/ Representative and the Architect regarding Construction during the Design Phase of the Project. We are responsible for facilitating and personally participating in collaboration between the Owner and Architect during the Design Process to ensure that the Owner’s Requirements are fulfilled, particularly with regard to Type, Quality and Cost of Construction. Additionally, we are responsible for providing input to both the Owner and Architect regarding consideration that would minimize risk and maximize Safety both during the Construction of the Project and during the eventual operation of the completed project.
The Project Administration and Oversight provided by KSCMS consists of Full Disclosure of All Project Particulars, Errors, Omissions, Discrepancies, Alternative Courses of Action, Option, etc. with the Owner at all Phases of the Project. Additionally, we prepare and provide the Owner with a Monthly Draw, containing supportive invoices for each Draw Amount, and a Monthly Budget, to which each Monthly Draw Amount is posted. After the Owner issues individual checks for each invoice in the Monthly Draw, we then distribute payments to Subcontractors and Suppliers, in conjunction with all appropriate and necessary Lien Waivers.
As with any other Project, “challenges” are encountered and effectively resolved during the Project. The owner relies heavily on our experience in Construction, Project Management, and Cost Projections in making a final determination on the Overall Design and Scope of the Project.
